We’ll complete a final check-over of your finished build, and it’s time for you to move in!

Just before you move in, we will do a thorough inspection of the building work. We will issue the Practical Completion Certificate and list any minor omissions or defects. Once you have moved in, there is a three-month defects liability period. In this period, the contractor must correct any deferred work or defects. And at the end of the three months, we’ll inspect the work again to ensure the listed corrections have been completed. Then we will issue a Defects Liability Certificate.

We review all material warranties supplied by the contractor and then pass them on to you for your files.

We ensure that the contractor has received a ‘Local Authority Building Consent Sign Off’ for the completed building work.

We provide you with a maintenance manual for your home. This outlines general maintenance requirements and cleaning guidelines for the different materials in the building, where relevant. It also details your maintenance responsibilities to ensure all material warranties are maintained.

This is a ‘no-strings-attached’ first get-together to talk through your brief and vision, discuss the design and build process and outline our services.

Pre-Design

At this stage, our directors Tim and Ana work together with you to examine the brief in closer detail and identify site opportunities and constraints.

Once you have settled on a preferred concept, we will refine the design. At the conclusion of this stage, we will have drawings that describe the chosen design.
